Eie shall be a place in itself while forming an attractive connection between Egersund city centre and Egersund station.
The area planning plan for Eie builds on the feasibility study prepared in collaboration with LINK Arkitektur, and shall facilitate city centre development and housing development in a concentrated area close to the regional traffic hub at Egersund station.
Together with the area planning, an impact assessment has been carried out to ensure that values related to the landscape, outdoor life/urban and rural life, natural diversity, cultural heritage and natural resources are highlighted and safeguarded, possibly highlighting mitigating measures where values will be lost.
The area plan shall facilitate good living environments and a wide range of housing types, which are linked to a coherent green structure and good pedestrian and bicycle connections. This shall make "green commuting" a real possibility.
Where the feasibility study envisages approx. 800 homes, the zoning plan should show what is actually possible to achieve. The main challenge in the project is to find a balance between housing density, the chosen car share for the area and how much increased load the current road network can withstand. In parallel, the steep terrain will also set guidelines for how to build roads and homes.
A planning program has been prepared that specifies the content of the impact assessment. The solutions for the project will also depend on the results of traffic analyses, capacity calculations and a mobility plan. Furthermore, geotechnical investigations, noise calculations and a framework plan for water and sewage will be carried out, which will also be part of the solution.
